View Upcoming Preventative Maintenance Tasks (MOP)

Preventative Maintenance (PM) Tasks help properties proactively maintain rooms, equipment, and facilities before issues occur. While PM Tasks are automatically assigned when they become due, MOP also provides tools that allow managers and maintenance teams to view upcoming maintenance schedules before tasks are generated. There are two locations where upcoming Preventative Maintenance Tasks can be reviewed, depending on how the PM schedule was configured:
  1. Upcoming Rent Days Tasks (usage-based maintenance)
  2. Upcoming Next Days Tasks (calendar-based maintenance)
These screens help maintenance teams plan ahead, manage workloads, and prepare for upcoming maintenance activities.

Path1: Dashboard > Upcoming Rent Days Tasks

Understanding the Two PM Schedule Types

Rent Days Tasks - These PM schedules are based on room occupancy and usage.
Examples:
  1. Carpet cleaning after 60 rental days
  2. Deep room maintenance after 90 rental days
  3. Furniture inspections based on room usage
The maintenance task becomes due after a room accumulates the configured number of occupied rental days.

Next Days Tasks - These PM schedules are based on calendar days.
Examples:
  1. HVAC inspections every 90 days
  2. Fire extinguisher inspections every 30 days
  3. Quarterly equipment inspections
The maintenance task becomes due after the specified number of calendar days has passed.

Upcoming Rent Days Tasks

1. The screen displays:
  1. Room number 
  2. Room status: if currently occupied or not
  3. Rotation frequency based on the number of days
  4. Number of rents left until the next maintenance
  5. Duty task
  6. Priority
  7. Assigned to: The maintenance employee responsible for the task. The task can be reassigned as needed.


2. To view ALL Preventative Maintenance Tasks, click on "Prev. Maint Tasks" at the bottom left.


Upcoming Next Days Tasks

1. The screen displays:
  1. Number of days in the rotation frequency
  2. Days remaining until the next maintenance
  3. Duty task
  4. Priority
  5. Assigned to: The maintenance employee responsible for the task. The task can be reassigned as needed.
  6. All Rooms "Yes/No": If the PM is for one or multiple room(s), or has been assigned to All Rooms.
  7. Room List: will show the rooms associated with the PM (outside of the "All Rooms" status).


2. To view ALL Preventative Maintenance Tasks, click on "Prev. Maint Tasks" at the bottom left.

Monitoring upcoming PM schedules helps properties:
  1. Plan maintenance workloads
  2. Prepare staffing schedules
  3. Prevent maintenance backlogs
  4. Complete maintenance proactively
  5. Improve equipment reliability
  6. Reduce unexpected failures
Regular review of upcoming maintenance tasks allows teams to stay ahead of scheduled work rather than reacting when tasks become overdue.
