Get Out of Order Rooms Excluded from the Dashboard Occupancy Rate (Cloud)

This feature is only available on VM Cloud.

The Occupancy rate indicates the percentage of rooms that are currently occupied. This is calculated by dividing the total number of occupied rooms, including Out of Order (OOO) rooms (counted as occupied rooms), by the total inventory of rooms. Since Out of Order rooms do not generate revenue, they can impact the Average Daily Rate (ADR). Excluding Out of Order rooms from the occupancy rate on the dashboard provides a more precise figure that reflects the actual available rooms for sale.
Notes
When the feature is not activated, Out of Order (OOO) rooms are included in the total room count and are also considered occupied.
When the feature is activated, OOO rooms are excluded from both the total number of rooms and the occupied room count.
If you need a statistic where OOO rooms are included in the total room count but not counted as occupied, you’ll need to refer to the statistics available in the Room Rack.
Path: Management > Property Settings > Parameters > Section "Parameters" (right side)

Enable the feature

1. Check the box "DashBoard Occ W/O OOO" as shown on the screenshot below.



2. Click the green floppy disk at the top right to save the page modification.


Understand the purpuse of the feature

Before the feature is enabled
In this first example, the OOO rooms are counted in the Occupancy Rate.
In this example, they have 69 rooms in the hotel. 43 of the rooms are sold, and 9 rooms OOO which are counted as Occupied, the Occupancy Rate is 62%.



After the feature is enabled
Now that all the OOO rooms are not counted anymore as rooms occupied, the OCC % will be lower, but closer to reality.


Notes
The feature will not only apply on the dashboard but also on activity reports like the Daily Report.
Info
If some rooms are not to be counted in the occupancy rate, they can be attached to a specific room type that would not be "included in occupancy".
